Finishing Foreman - New Home Construction

Reports to: Site Superintendent

Purpose: Organize and manage the finishing stages of new home construction. Contribute and support construction of homes adhering to the high-quality standards maintained by Urbandale Construction.

RESPONSIBILITIES

  • Ensure home is DEFICIENCY FREE at time of Construction Complete in schedule
  • Daily walkthrough of all homes under Finishing stage of construction (from drywall to Construction Complete)
  • Schedule trades utilizing the site clerk and Newstar (or other future computer software).
  • Advise Construction Manager of any schedule delays
  • Schedule and direct Finishing Carpenter(s) on items (and their priority) to be completed.
  • Conduct PDI inspections with customers, including:
  • Completion of PDI forms.
  • Follow up with trades (scheduling, quality, and ensure the trades complete the work).
  • Communicate daily with the Site Superintendent on:
  • Trade issues (quality, schedule, etc).
  • Status of schedules.
  • Safety issues.
  • Employee issues.
  • Dialogue with the Sales and Design Centre team’s on customer questions / issues / upgrades
  • Provide feedback to Management on blueprint plan deficiencies.
  • Back charge trades for negligent work or damage.
  • Assist in safety orientations for new trades as needed / required.
  • In conjunction with the Site Superintendent, issue verbal and written safety warnings to trades that are not following Urbandale Safety guidelines.
  • Work with the Safety Officer on incident investigations when necessary.
  • Document employee performance issues, including:
  • Deficient work.
  • Ongoing attendance problems / tardiness.
  • Harassment and / or violence.
  • Attitude detrimental to Urbandale reputation.
  • Drywall, trim, and other installs and repairs where / as needed.
  • Other duties as assigned.

KNOWLEDGE, SKILLS, ABILITIES

  • Basic Residential Home Construction knowledge
  • Ability to prioritize tasks and work with minimal Supervision
  • Good communication skills with trades
  • Ability to maintain schedule and communicate deadlines in a timely manner
  • Good ability to read blue print and work orders

QUALIFICATIONS

  • Minimum five years’ experience
  • Proficient knowledge of Microsoft Office
  • Intermediate carpenter skills
  • Good communication skills
  • Reliable and dependable

Site Superintendent

Reports to: Construction Manager

Purpose: Ensure quality construction of homes erected

RESPONSIBILITIES

  • Ensure project is constructed according to plans, specifications and local building codes in accordance with mid and low-rise guidelines
  • Prepare, execute and monitor project construction schedule
  • Monitor and ensure accuracy / completeness of each sub-trade to construction drawings, schedules, contract documents and scope of work
  • Communicating on a daily basis with the Construction Manager any concerns, discrepancies, additions or alterations that may impact budget and schedule
  • Supervise, directly or indirectly, day to day activities of all personnel on site
  • Conduct safety orientation and safety meetings with trades to ensure compliance with Health and Safety regulations. Ensure any hazards are rectified immediately

KNOWLEDGE, SKILLS, ABILITIES

  • Minimum five (5) years of residential mid & low-rise construction management having successfully supervised projects from excavation to completion
  • Demonstrated ability to identify, analyze and respond efficiently and effectively to issues and obstacles as they arise
  • Demonstrated ability to problem solve, balance numerous diverse activities, organize and prioritize to meet demands and expectations
  • Proven ability to read and understand architectural and engineering drawings
  • Proficiency with scheduling software such as MS Project required
  • Experience with NewStar an asset
  • Effective communication and team building skills
  • Up to date safety and supervisory certificates
  • Proficiency with MS Office (word, excel, outlook)
  • Effective English communication skills both written and oral

QUALIFICATIONS

  • Minimum ten (10) years construction experience
  • Minimum five (5) years site superintendent experience
  • Ability to work effectively without detailed verification of accuracy by supervisor
  • Good organizational skills and ability to prioritize tasks in order to meet tight deadlines
